  • Consultancy Services for Design and Supervision of Visitors Centre at Al Saleel Natural Reserve in Wilayat Al Kamil & Al Wafi”, Sultanate of Oman

    The project is located in Al Saleel Natural Park in Wilayat Al Kamil wa Al Wafi situated in the Governorate of Ash Sharqiyah South, Sultanate of Oman.

    Objective of the Project:

    Environmentally friendly pre and post Contract Design, Tendering, Award and Supervision of Construction through to completion, including interior design, decor and all furnishings, fixtures, equipment and car parks, and access and egress roads for a new Natural Park Development, Visitor Centre and Tourist Camps At AI Kamil Wa AI Wafi.

    Scope of Work:

    The Scope of the Services comprises of:

    A. Design Phase:

    • Concept Design and Cost Estimate
    • Preliminary Design and Cost Estimate
    • Detailed Design, Cost Estimate and Draft Tender Documents
    • Final Tender Drawings and Documents

     A general description of all activities, as per the Terms of Reference (TOR), is indicated below:

    • Undertake general observation at site
    • Review all existing drawings and background information and literature and a desk study as may be relevant to the development of the project implementation strategy and preliminary designs.
    • Gather information about the site and surrounding area as to existing services, structure.
    • Collect the necessary data for design, which include biodiversity, local community, climatology/weather pattern, geology and geomorphology, hydrology and culture and local community's activities. This information should be represented to have visitor centre that is environmentally-friendly building that promote ecotourism, geology tourism and encourage preserving nature.
    • Select the suitable site for the project based on scenic view and low environmental impact to the reserve.
    • Topographical survey (about 15,000 sqm) and Geotechnical Investigations.
    • Environmental Impact Assessment (EIA) in order to:
      • Comply with the environmental policies and regulations of the sultanate of Oman.
      • Study the impact of the construction and operation of the project.
      • Take into consideration any significant environmental issues and suggest methods
      • for mitigation and/or prevention of such affects to acceptable limit.
      • Suggest an environmental monitoring system as part of the environmental management plan.
      • Evaluate the environmental parameters related to the alternative development locations.
    • Architectural and Structural calculations, drawings and details for:
      • The Main building including 200 seat auditorium cum conference centre, lecture hall cum meeting and training hall, 3 exhibition halls, men's prayer room & ablution block, women's prayer room & ablution block, child entertainment room, library, management offices, pantry, ladies and gents toilets, cafeteria, reception facilities, retail shops area, car parks and shade covers, gate house and security office and public toilets.
      • The Tourist Camp Accommodation including 4 units each of 2 bedrooms tourist camp, with ablutions, air conditioning, plumbing and complete with all listed fixtures and furnishings.
      • Electrical details to cover required lighting, power outlets, type of fittings and fixtures, telephone and data networks, Audio-Video system provisions, security and monitoring system, details of source of power supply and necessary modifications, upgrading of  the existing networks, routings, lightning arrester , earthling, schematic line diagrams, etc.
    • Fire prevention, detection, monitoring and fighting systems including the location for fire hydrant and dry risers.
      • Plumbing details to cover water supply, drainage, chemical waste line with neutralization and disposal, oil separators (if applicable), water storage and pump for fire-fighting requirements,  details on sourcing of water supply and its routing , drainage collection and its routing and linking with the existing network.
      • Air-conditioning, ventilation and exhaust system, air-conditioning units mounting locations, routing of condensing pipes, ducting, drainage routing of condensation water.
    • External works shall cover hard landscaping such as approaches, paving and kerbs, planter troughs, gates and fencing as applicable, defining areas for soft landscaping, possible routings for irrigation network, and provision for surface runoff, location for holding tanks.
    • Access roads: All weather access road works to reach the development location from the end of existing tarmac road (about 3km).
    • Obtain all clearances, Approvals and the Building Permit from the concerned Authorities.

    B. Construction Supervision Phase:

    The Consultant Engineer will undertake the supervision services during mobilization, execution and maintenance period generally as detailed in the TOR.
